Rocklodge

Rocklodge presented to us as a semidetached 2 story renovation project at the end of a quite cut de sac. The site was large enough that we determined it could take splitting the original site into 2 lots without compromising space and function of the 2 properties, this is what we set out to do. We went for planning to extend and renovate the original property and planning for a second house on the site to the side garden. The planning application for the original house was successful, the planning on the site wasn’t successful, we appealed to An Bord Pleanala for the site and succeeded in receiving an approval.

Whilst the planning appeal was being processed on the site, we were able to split the site and renovate the original house, this layout consisted of converting the 1 storey garage into an Office/ 5th Bedroom downstairs and adding a storey to create a Master Suite above it. We renovated the entire house, reconfiguring the upstairs to allow 4 bedrooms and a Main bathroom.

Downstairs housed an entrance hall with Sitting room, Office/5th Bedroom, WC, the Kitchen, Living and Dining open plan area spanned the entire width of the house with sliding doors. As the garden was set on steep elevated site we tiered and landscaped the garden with a paved patio area.
