Monaloe

Blackrock

Monaloe presented to us as a semidetached bungalow in dire need of renovation. The site was large enough that we determined it could take splitting the original site into 2 lots without compromising space and function of 2 properties, this is what we set out to do. We went for planning to extend and renovate the original property and planning for a second house on the site to the rear, after successfully achieving planning permission we commenced work to the original house.

We created a side lane to the original house which allowed for a completely private entrance to the site at the rear. Once the site was split we focused our attention on the original property. We started by remodelling the interior and renovated the roof ensuring to reuse as much of the original tiles as possible, they were in good order and the design was unique to the surrounding properties, where replacements were require we matched them to as near as possible.

We redesigned the layout to include a panelled hallway with roof lights to allow natural light to flood the hallway, a Master Bedroom with ensuite and 3 Guest Bedrooms, main Bathroom, the Living space included a separate Sitting Room, Utility Room and large open plan Kitchen, Dining and Living space with a fully glazed sliding door onto a paved patio with low maintenance artificial grass in the rear garden.
