Merrion Rd was 2 x 2 story semi detached houses totally derelict, the properties were bought as 1 unit. The houses had gotten so bad even viewing it was dangerous as the floors and stairs were likely to fall through at any moment. The external structure of the properties were in good order and it was a matter of seeing their potential and working from there.
These properties really had the bones of being a beautiful renovated Georgian property it just needed a lot of TLC.
As the properties had a number of outhouses on the grounds our Architect recommended applying for section 5 planning permission, this meant that removing the number of outhouses allowed for us to extend the property within their footprint. Having successfully receiving approval we set out the arduous task of renovating but ensuring the front elevation was never compromised.
We stripped the entire house back, keeping only the skeleton of the houses, we added a brand new roof, new windows, new staircases, new floors, redesigned the interior layout. The ground floor consisted of Sitting Room, Library/Office, Pantry, Boot area, Loo, Kitchen, Living and Dining area with french doors opening out onto terrace with a beautifully landscaped elevated rear garden. The first floor had a Master Bedroom with ensuite, a main bathroom and 3 double bedrooms.
