Farmhill

Goatstown

Farmhill Rd was originally 2 houses that had been amalgamated into 1, we could see immense potential in splitting this property back into 2 houses and restoring them into family homes in an extremely sought after area. The house hadn’t been changed since the 70’s so we were effectively working with a house that hadn’t be touched for 40yrs.

This project required us to seek planning permission as we were converting it back to 2 houses and raising the roof line converting it from a bungalow to a 1.5 story Dormer, the planning permission on this went to An Bord Pleanala but was overturned very quickly which meant we were able to get the project started. The properties were required to achieve a low energy rating therefore we set out to achieve an A rating.

We initially started by splitting the houses with a passage between the 2 properties which now meant we had 2 detached houses. We kept the front elevation the same, as the neighbouring properties were all of a similar design and we were conscience we wanted the property to be in keeping with the area. We raised the roof and retiled it, we added dormer windows to the upstairs elevations and we added roof lights to the roof to ensure the maximum amount of light was reached.

This property was fitted out to the highest standard with a beautiful large panelled entrance hallway leading off with a Sitting Room, Office / 5th Bedroom with Ensuite, WC, Utility, Kitchen, Pantry, Living and Dining area with double doors leading into a landscaped garden and patio area. Upstairs we have a Master Suite with walk-in wardrobe and Ensuite, 2 Double Bedrooms, Main Bathroom and a 4th Bedroom with ensuite.
